How to spot them

Mud tubes climbing the foundation, hollow-sounding wood, sagging floors, discarded wings on windowsills after a warm evening, or what looks like flying ants swarming in spring — termite swarmers have straight bodies and equal-length wings; ants have pinched waists.

Why they show up in the Central Valley

Subterranean termites are active across the Central Valley year-round, working quietly inside wood where the damage is often well along before there's any visible sign. Older homes with wood-to-soil contact are most at risk.

What you can do right now

Keep firewood, lumber, and mulch off the foundation, fix moisture problems under the house, and take swarmers or mud tubes seriously — photograph what you see before it disappears; it helps the inspector.
